SAP Assessments, form part of the latest requirements of Building Regulations in England and Wales for new build domestic dwellings including conversions and extensions. At Sadler Energy and Environmental Services our SAP Consultants are accredited to produce Design Stage and As Built SAP Assessments, as well as Energy Performance Certificates (EPCs), with fully qualified Domestic Energy Assessors (DEAs).

SAP and The Building Regulations

The Building Regulations for England and Wales Compliance Part L1 require all new properties to be assessed using Standard Assessment Procedure (SAP) calculations for energy conservation. The SAP Assessment comprises a detailed report highlighting the Environmental Impact Rating (EIR) and the subsequent running costs of the dwelling.

Part L1 of the Building Regulations (England and Wales) also requires that the Dwelling Emission Rate (DER) should be equal to or lower than the Target Emission Rate (TER) for the dwelling and that the Designed Fabric Energy Efficiency (DFEE), should be equal or lower than the Target Fabric Efficiency (TFEE).The SAP Calculation is used to show compliance with this part of the regulations.

If you have a commercial property you need testing, instead of a SAP Assessment you will require a SBEM Calculation which we can undertake for you.

SAP Assessments and the Energy Performance Certificate

At the dwelling design stage your dedicated SAP Consultant will produce a Predictive Energy Assessment (PEA) highlighting those areas of the design which are crucial to ensure that you meet your Target Emission Rate. The Energy Performance Certificate (EPC) records a home's energy and CO2 emission performance. The certificate uses a scale from A to G to show the energy efficiency of the dwelling. A Band A dwelling is the most efficient and should therefore should save the most on energy bills.

SAP Assessments from Accredited SAP Consultants

As a fully accredited provider of SAP Assessments, our qualified On Construction Domestic Energy Assessors and Consultants will inspect your building plans to assess and certify the energy rating on individual properties and apartments enabling you to comply fully with the Building Regulations requirements. We also offer both Predictive Energy Assessments (PEAs) and Energy Performance Certificates (EPCs), which help buyers and homeowners easily understand the energy efficiency of their homes.

We have a wealth of experience within the building industry are constantly researching Energy Saving technologies and materials. This knowledge and experience enables us to guide you in the right direction and, when we produce the SAP Assessment, we will also highlight areas of potential improvement. We are fully accredited with Elmhurst Energy a leading body in Energy Assessments.

SAP Assessments in relation to the Code for Sustainable Homes

SAP Assessments are also required as part of the Code for Sustainable Homes as evidence for dwelling emissions (ene1), where the Designed Emission Rate (DER) is compared to the Target Emission Rate (TER) and expressed as a percentage improvement. Our SAP Consultants work closely with our Code staff to maximise your results.
